| Cleaning Services: Upon request, Manage-rite, Inc. will provide cleaning services which include, but are not limited to: sweeping, dusting, vacuuming, floor washing, and full disinfection of bathrooms, carpet steaming, appliance cleaning, and laundry. Fees vary according to size of unit. |

| Owner's Statement: Every month, each owner will be given a statement detailing all activities that occurred for a particular month, including rent collection, work performed on a unit, and apartments rented for that month. |
| Maintenance: Manage-rite, Inc. works hand in hand with Renewit Construction, Co., also a subsidiary of RealPro Enterprise, LLC. Manage-rite, Inc. simply submits the work order for a property and Renewit Construction does the rest, making sure that each job is done thoroughly and inexpensive. |
| Physical Management: Manage-rite, Inc. will conduct full apartment inspections on a quarterly basis for the 1 st year. Thereafter, a semi-annual inspection will be conducted to keep up with the maintenance of the unit. |
| Legal Notices & Court Appearances: After rent has been late for 15 days, a Five Day Demand Notice is sent to the tenant demanding rent payment. Failure to pay the rent within that allotted time will result in an eviction notice being filed at court followed by a court date. Manage-rite, Inc. will represent the landlord in court for litigation against the tenant. Should the tenant decide not to pay the money owed, a judgment would be filed under their name. |
| Rental Guarantee: Upon signing a management contract with a client, we generate a rental guarantee which states that for three months we will waive any legal fees that may be obtained due to non-payment or non-compliance from a tenant. We believe that through our thorough screening process, we shouldn't have a problem with any tenant. |
| Maximizing Profit: Each unit managed under Manage-rite, Inc. will be subject to an annual market analysis which ensures that the owners are receiving the most for their investment, while keeping the rent competitive to its market. Tenants may be subject to a rent increase according to the result of this analysis. |

Do-it-yourself (DIY) property management can be difficult if you have a career and a family. The responsibility of the landlord position can be incredibly time consuming. As the owner or manager of the property you will receive all tenant phone calls to report items that need to be fixed or complaints that need to be mentioned. Tenants can be very high maintenance. Be prepared for them to call often and for minor reasons. Also, take the time to complete quarterly checks every three months. Especially if you are a DIY property manager/owner, keeping an eye on the condition of the property is essential to maintaining your investment.

- Conflicts often arise between tenants and landlords; we can diplomatically consummate the leasing negotiations.
- We will price the property to lease at a fair market value; the average owner overprices, but often accepts a price far below the current market value.
- "For rent by owner" signs or ads invite curiosity seekers; we will screen and partially pre-qualify prospective tenants.
- We have access to the services of qualified service people skilled in all areas of maintenance and repairs.
- Your property may well be the largest single investment you will ever make; it deserves to be handled as such.
As a property management company we try to exemplify the highest qualities in the business. We charge a percentage of the rent for our fee and promise not to add any hidden fees or undisclosed costs. We also require all potential tenants to allow us to do a credit check and request a BCI. We work to create the best situation for everyone involved.
